When does it stop making sense to repair and start making sense to replace?
Three signals make repair a losing bet. First, you’ve had two leaks in two different parts of the roof in the same year — that suggests systemic underlayment failure, not localized damage. Second, more than 30% of your shingles show granule loss to the asphalt mat — UV will accelerate from here. Third, your decking has soft spots — repair won’t fix that.
Trill quotes both options when the home is borderline. The repair-vs-replace economics turn on age: under 12 years and showing localized damage, repair almost always wins. Past 18 years and showing systemic signs, replacement is usually the cheaper option over the next five years because repairs will keep stacking up.
