Does an overlay void the new shingle warranty?
It limits it. Most manufacturers (GAF, CertainTeed, Owens Corning) warrant overlay installations at the standard 30-year limited level but exclude the enhanced system warranties (50-year, non-prorated). They also exclude wind warranties above 90 mph because the extra layer prevents proper nail engagement to the deck.
That means an overlay shingle is reliably a 30-year material installed at perhaps 18 to 22 years of usable life with a 90 mph wind rating. A tear-off shingle from the same brand becomes a 50-year material with 25 to 30 years of usable life and a 130 mph wind rating. The price gap is $2,000; the value gap is the warranty difference plus 5 to 10 extra years of life. Trill puts both numbers in writing so the decision is clear.
