What thickness should the membrane be?
For TPO: 45 mil is the entry-level commercial spec, 60 mil is the standard, 80 mil is the premium for high-traffic roofs. For EPDM: 45 mil is standard, 60 mil and 90 mil are upgrades for impact-prone locations.
Trill’s default on Madison County commercial work is 60 mil TPO for new buildings (the warranty typically reaches 20 to 25 years at this thickness) and 60 mil EPDM for re-covers (because the thicker membrane bridges minor irregularities in the existing roof). 45 mil cuts roughly $0.75 to $1.00 per sq ft and shortens warranty by 5 years; 80 mil adds $1.50 to $2.00 per sq ft and extends warranty by 5 years. The decision tilts on the building’s planned hold period and the maintenance traffic the roof will see.
