How do I read a Trill inspection report?

The report has four main sections. First, the cover summary lists overall roof condition and the single highest-priority finding. Second, the findings list itemizes every issue with severity (urgent / repair soon / monitor) and a photo reference. Third, the recommended actions section lists what to do, with priority and a rough cost range. Fourth, the photo appendix shows everything in detail.

The cost ranges aren’t estimates, they’re orders of magnitude — if you decide to act on a recommendation, Trill provides a precise quote separately. The ‘monitor only’ items are not necessarily things to fix; they’re things to track over time so you can spot acceleration. If your roof condition changes between inspections, comparing the photo appendices is the fastest way to see what’s evolved.
