What do ‘urgent,’ ‘repair soon,’ and ‘monitor’ mean?
Urgent: a condition that’s actively causing damage or has a high probability of causing damage in the next 30 to 60 days. Fix immediately. Examples: missing shingles in a vulnerable area, exposed underlayment, active leaks visible in the attic.
Repair soon: a condition that will cause damage within 6 to 18 months if not addressed. Plan for the work within that window. Examples: failing flashing seals, minor structural decking issues, individual shingle cracks on exposed slopes. Monitor: a condition that’s worth tracking but doesn’t require near-term action. Examples: granule wear at normal aging pace, minor sealant degradation, beginning algae growth. Trill’s categorization is intentionally conservative; we’d rather flag something early than miss it.
