What does the calculator NOT include?

Six categories of cost it doesn’t capture. First, decking replacement beyond standard (the calculator assumes 2 to 4 sheets; some homes need 10+). Second, structural repairs (rafter reinforcement, ridge beam work). Third, premium materials (luxury shingles, Class 4 upgrades, metal). Fourth, accessory replacements (gutters, soffit, fascia). Fifth, complex chimney or skylight work. Sixth, code upgrades required at permit (like added ventilation or current ice-and-water-shield requirements).

For a basic asphalt replacement on a typical home with no surprises, the calculator is reliable. For larger projects, premium specs, or older homes with unknown decking condition, the calculator is a starting point and the actual quote will fill in the rest.
