Why does a small roof cost more per square?
Fixed costs spread across fewer squares. The dumpster, the permit, the truck mobilization, the underlayment startup material, and the crew setup time are roughly the same for a 12-square garage roof as for a 30-square house roof. Divide those fixed costs across 12 squares versus 30 and the per-square price climbs.
For a 12 to 15 square small roof (typical detached garage, addition, or modular home), Trill’s per-square price runs $600 to $800 — about 25% higher than a typical residential job. For very small projects (under 10 squares), the per-square premium can hit 50%, and the minimum project cost is typically $3,500 to $4,500 even on the simplest job. We’re transparent about this upfront; small jobs aren’t a bargain just because the total dollar amount is lower.
