How does roof age affect a home listing?

A roof in good condition (under 12 years) is a non-issue at listing. A roof 12 to 18 years old typically generates buyer questions but rarely affects price. A roof 18+ years old becomes a negotiation point — buyers ask for $15,000 to $30,000 in concessions or a price reduction. A roof 25+ years old is a known liability that often appears on the listing’s required disclosure forms.

Trill’s recommendation when planning to sell: if your roof is 18+ years and the home is listing within 12 months, replace before listing. The full replacement cost converts to roughly 65 to 75% of immediate resale value plus a much faster sale time. If the home is listing in 3+ years, replacement timing is more flexible. The break-even calculation usually favors pre-listing replacement for roofs over 20 years.
