What should a written roof inspection report include?

A useful inspection report has six elements: home identification (address, date, weather conditions), roof area measurement, photos with annotations, an itemized findings list (issue, severity, location), recommended actions with priority levels, and an estimate range for any recommended work.

Trill’s standard report runs 8 to 14 pages with 20 to 40 annotated photos. We separate ‘monitor only’ items from ‘repair soon’ items from ‘urgent’ items, and we put rough cost ranges on everything so you can plan. Inspection reports that just say ‘roof looks fine’ or ‘roof needs replacement’ without specifics are the kind that contractors use to either oversell or undersell the actual condition. Ask for the full report before signing anything.
