How often should I get a professional roof inspection?
Trill’s recommendation by age: every 3 years for roofs under 15 years old, annually for roofs 15 to 22 years, every 6 months for roofs 22+ years. Add one inspection after any storm with hail or wind above 60 mph, regardless of age.
The reasoning: roof issues compound slowly until age 15, then accelerate. Catching a flashing failure at year 16 is a $400 repair; catching it at year 19 after it’s been leaking for 18 months is a $4,000 ceiling-and-attic remediation. Trill offers free annual inspections to past customers as a courtesy, which catches most of these in the early stage. We’ve never seen an annual inspection program turn out to be a waste of money on a Madison County home.
