How Long Does a Roof Replacement Take?

For most Illinois homes, a roof replacement is a one-day job. But “one day” hides a range – a 1,500 sq ft single-gable ranch wraps in 6 hours; a 3,500 sq ft Victorian with three chimneys and four valleys can take 2-3 days. This guide explains what actually drives the timeline so you can plan around your install accurately.

The variables that drive install time

Five factors set the duration of a roof replacement:

  1. Roof square footage. A 1,500 sq ft roof is dramatically faster than 3,500 sq ft. Each additional 1,000 sq ft adds ~3-4 hours of crew time.
  2. Pitch. Steep roofs (8/12+) require roof jacks, slower foot placement, and safety harnessing. A 12/12 roof takes 30-50% longer than the same size at 5/12.
  3. Complexity. Valleys, dormers, hips, chimneys, skylights, and other penetrations all add time. A simple gable roof is fastest; a roof with 4 valleys and 2 chimneys can take twice as long for the same square footage.
  4. Decking condition. If significant decking needs replacement (10+ sheets), each sheet adds 10-20 minutes plus material time.
  5. Weather window. If a storm forces a mid-day stop, the schedule extends a day. Crews often wrap the roof at a safe stopping point and resume the next morning.

These assume a 4-6 person crew working a 9-hour day. Higher crew counts compress timelines slightly; smaller crews extend them.

What can extend a one-day install

The most common reasons a planned one-day install spills to a second day:

  • Significant decking replacement – when we find more rot than expected during tear-off, replacing 10-15+ sheets pushes the timeline
  • Weather delay mid-day – afternoon thunderstorms in Illinois summers can force a 2-3 hour stop, which can ripple to next-day completion
  • Chimney re-flashing – replacing chimney counter-flashing (kerfing the mortar, installing new metal, re-tucking) adds 2-4 hours for the chimney plus skilled labor
  • Surprise complexity – historic homes occasionally have unique geometry that’s slower to work with than the initial estimate suggested
  • Crew availability – if a member of the crew is out, the smaller team takes longer

The cleanup expectation

Even on multi-day installs, the property gets cleaned up at the end of each working day:

  • Tarps and plywood folded up
  • Magnetic sweep across driveway, yard, sidewalks
  • Roof left watertight (underlayment fully covering any exposed deck)
  • Tools secured

You don’t have nails in your driveway between days 1 and 2. The property looks orderly even mid-project.

Weather rescheduling

We monitor the forecast continuously and reschedule under these conditions:

  • Forecast shows 50%+ chance of rain through the planned install window
  • Wind sustained 25+ mph (shingles are hard to install in high wind)
  • Ambient temperature below 40°F (asphalt cracks when bent)
  • Heat index above 105°F (crew safety)

Cancellations and reschedules are coordinated 24-48 hours in advance when possible. If a same-day weather event forces stoppage after start, we secure the roof and resume the next viable day.

How to plan around your install

For a typical one-day install:

  • Park cars on the street (not in the driveway) – the dumpster + crew vehicles fill the driveway
  • Plan to be away if you’re noise-sensitive or work from home
  • Don’t schedule deliveries the same day
  • Cover or move attic-stored items that are dust-sensitive
  • Trim back any shrubs immediately adjacent to the house
  • Make sure pets are secure (loud noise stresses animals)

For multi-day installs, plan the same but extend across the days. Park on the street for 2-3 nights.
