Why is my actual quote different from the calculator number?

Two main reasons. First, the calculator can’t see decking condition, flashing complexity, or ventilation needs from a square-footage input — these can add or remove $1,000 to $4,000 from a typical quote. Second, current material prices fluctuate; the calculator is updated monthly but a sudden manufacturer price change can shift the number 3 to 5%.

The biggest variation drivers in our experience: hidden decking damage (homes with prior leaks), undersized ventilation that we’d want to upgrade, and skylights or chimneys that need flashing work.
