What causes soffit and fascia rot?
Three sources, ranked by frequency. First, water from failed drip edge or clogged gutters tracking down the fascia and into the soffit. Second, ice dams pushing water back under the shingles and dripping out through the soffit. Third, inadequate attic ventilation causing condensation on the underside of the roof decking that drips into the soffit cavity.
Trill’s repair starts with diagnosing which of the three is the actual cause, because fixing rotted soffit without fixing the source guarantees rot in 2 to 4 years. About half of our soffit repairs include some ventilation or drainage upgrade alongside the cosmetic repair. The total often runs higher than the homeowner expected, but addresses the source rather than the symptom.
